Design / Build
An important key to a successful project is an efficient, cost effective and buildable design. Having a wealth of of experience with a variety of construction projects allows Chase to manage the project from the inception through the C.O. Many clients have counted on Chase to be their "partner" and leverage our expertise from the beginning to avoid design flaws and "turnkey" the process.
Value Engineering
Chase Construction has provided value-engineering services as part of their client relationships for over 20 years. Value engineering involves key project personnel studying the scope of work for all trades and examining and investigating the opportunity to provide alternative equal or near equal substitutions for materials and equipment or construction means that would involve substantial savings to the owner. All value engineering recommendations or alternatives are proposed in the attempt to provide a service to our clients and promote the project feasibility. Our experience at this service gives us knowledge of what substitution alternatives provide the best value and least problem for the client’s usage. As always, this service allows us to live up to our professional and personal commitment to our clients.
Construction Budget
Chase’s over $1 Billion in experience provides knowledge of every construction type, means and method to be used in commercial construction today. A detailed and thorough estimate and budget are the foundation of a successful project and no shortcuts can be taken. The prospective project is completely built on paper and in the minds of the personnel to ensure a smooth and timely project. Chase’s team assembles a detailed construction budget as part of the pre-construction services. This budget is as detailed and complete as if Chase was to build the project with this budget. Chase personnel will comb the project documents to find all scopes required and will generate RFI as needed if discrepancies exist. The budget will be generated by Chase personnel performing “quantity take off’s” for all materials and labor for all trades. Chase’s current industry knowledge allows the use of our cost database to apply to these take offs. Additionally, Chase will procure at least three subcontractor and/ or supplier bids for each trade and scope. Each subcontractor will be qualified and evaluated by Chase for their capability to perform said work. Chase’s personnel will meticulously “build the project” on paper using our proprietary scope evaluation and budget assembly process. This tremendous teamwork ensures that no gap in the scope will occur, while obtaining the correct value for each item. The correct value is considered to be the price that Chase can self perform the work or hire a subcontractor to perform the work and obtain the quality, workmanship and guarantee for the work, while completing the work within the designated time frame. As we all have learned, cheapest is not always the best. Many other factors are taken into consideration. The end value used will reflect the best assemblage of prices and subcontractors. The budget will be presented on the AIA documents in a detailed schedule of values in CSI format, with subdivision breakdown to the degree possible. The value will also be cost-loaded into the Construction Schedule.
Construction Schedule
Chase’s 23 years of company experience and combined 75 years of project personnel experience gives Chase extensive knowledge on performance capabilities and time frames for the local labor and trades. Because we have done it many times before, we can develop an accurate schedule for each trade, item by item, to be implemented into the construction schedule. Chase’s collaboration and coordination with the subcontractors and vendors of long lead-time items gives us the ability to create a schedule that is extremely accurate. The schedule for the pre-construction services is the same schedule Chase will use if selected to construct the project. It will be developed by building / phase. The schedule will be implemented and maintained on Primavera Project Planner software. During the construction phase, an onsite project engineer will maintain and update the schedule daily to reflect actual progress vs. scheduled. The schedule will be cost loaded by activity and will be integral with the draw request process. Time impacts and changes will be reflected on the schedule create an impact for each change. Additionally, an as-built actual schedule will memorialize the progress. Chase realizes and understands that no contractor deliberately plans to fail, they only fail to plan. Therefore, the project schedule utilizing the C.P.M. (Critical Path Method) is essential for a successful project and is always part of Chase’s tools.
